Flemington Villageis a Planned Unit Development (PUD) that has approximately 400 +/- acres. The master plan is planned in such a way as to have decreasing development intensity as you drive into the development. The general commercial is along HWY 84, followed by a wetland and retention buffer to the office institutional or multifamily and a conservation easement separates the office institutional or multifamily from the single family residential. The commercial and office institutional or multifamily and some single family residential are in the City of Flemington and the remainder is in The City of Hinesville, GA Liberty County.

Joe Fraser along with son Charlie B. Fraser, and his cousin Olin Fraser developed Sandy Run adjacent to Flemington Village. Joe Fraser grew up in Hinesville and in the early 50's worked with his father General Joseph B Fraser at Fraser Supply Company. He and his father built numerous homes along Hwy 84 in the 50's.
